How to Use the Reverse Mortgage Proceeds Calculator
Step 1: Lender quote and mandatory uses
Enter the principal limit from a reviewed reverse-mortgage quote, required mortgage/lien payoffs, costs charged against that limit and lender-required set-asides. This tool does not generate an age/rate principal-limit factor or HECM maximum claim amount.
Step 2: Quoted initial access and future line scenario
Enter the quoted amount permitted to be available initially, planned immediate draw, months to model and a quoted assumed nominal annual credit-line growth rate. This is mathematical line-growth modeling, not guaranteed HECM disbursement eligibility.
Calculate, compare and request a review
Choose Calculate to see your estimate. Change one assumption at a time and calculate again. Contact information is optional. Use the review form or Text a Question when you need help verifying the inputs.
How the Calculator Works
Net available=max(0,quoted principal limit−payoffs−costs−set-asides). Initial available=min(net available, quoted initial access). Immediate draw cannot exceed initial available. Unused modeled line=net available−draw; illustrative future capacity=unused×(1+nominal annual growth/1200)^months. Growth of capacity is not account interest or a cash return.
Example calculation
Hypothetical example, not an available loan offer. Quoted principal limit $250,000 minus $150,000 payoff, $15,000 costs and $20,000 set-aside leaves $65,000 before any initial-disbursement limitation.
How to interpret your results
Your lender and required counseling process determine actual reverse-mortgage eligibility, proceeds, disbursement limits and obligations. This worksheet only reconciles an existing quote.
Assumptions and factors that change the result
No automatic HECM age/rate factors, FHA claim limit, loan eligibility, first-year disbursement rule, LESA determination, servicing balance, tax/insurance payment relief or guaranteed credit-line growth. Quote-supported inputs required.
Frequently asked questions
Does credit-line growth mean investment earnings?
No. This scenario grows modeled unused borrowing capacity under an entered quote-supported rate. It does not create account interest, cash investment returns or guaranteed available proceeds.
Do these results mean I am approved?
No. The tool calculates the entered scenario. Documentation, property eligibility, program rules and lender review remain separate.
What should I do when an input is uncertain?
Use a documented quote or clearly labeled planning assumption. Change one input at a time, calculate again, and request a review before relying on it.
