How to Use the Mortgage Payment Calculator

Step 1: Mortgage

Enter the principal to finance, a fixed rate and term in months. The rate is your scenario assumption.

Step 2: Housing costs

Enter annual taxes and insurance, then monthly HOA and quoted MI. Use expected post-purchase taxes rather than the seller’s current exemption amount.

Calculate, compare and request a review

Choose Calculate to see your estimate. Change one assumption at a time and calculate again. Contact information is optional. Use the review form or Text a Question when you need help verifying the inputs.

How the Calculator Works

P&I = P × r / [1 − (1+r)^−n], where r is annual percent/1200; at 0% P&I=P/n. Housing adds annual taxes/12, insurance/12, HOA and entered MI. Full-term interest = P&I × term − principal.

Example calculation

Hypothetical example, not an available loan offer. A $300,000 loan at 0% over 360 months has $833.33 monthly P&I before other housing costs.

How to interpret your results

The primary result includes entered housing costs. A fixed note rate does not keep taxes, insurance or HOA unchanged.

Assumptions and factors that change the result

Fixed fully amortizing loan; no ARM, financed program fee, tax reassessment, MI cancellation or escrow shortage is inferred.

Frequently asked questions

Does principal and interest equal my full payment?

No. Taxes, homeowners or flood insurance, HOA dues and mortgage insurance can add to housing costs. Enter each separately, using annual or monthly amounts as labeled.

Do these results mean I am approved?

No. The tool calculates the entered scenario. Documentation, property eligibility, program rules and lender review remain separate.

What should I do when an input is uncertain?

Use a documented quote or clearly labeled planning assumption. Change one input at a time, calculate again, and request a review before relying on it.
