How to Use the Cash-to-Close Calculator

Step 1: Purchase and charges

Enter price and base mortgage proceeds available toward the price. Exclude any financed program fee that does not pay the seller. Enter borrower-paid closing charges, prepaids/escrows and signed prorations.

Step 2: Credits and deposits

Enter confirmed eligible credits against closing charges and earnest money or other deposits already credited by settlement. Do not subtract gift funds here; they are a source of the cash still needed, not a reduction of the transaction amount.

Calculate, compare and request a review

Choose Calculate to see your estimate. Change one assumption at a time and calculate again. Contact information is optional. Use the review form or Text a Question when you need help verifying the inputs.

How the Calculator Works

Down=price−base mortgage. Credits applied are capped at entered fees+prepaids; program eligibility is external. Signed cash=down+fees+prepaids+adjustments−applied credits−credited deposits. Cash due=max(0,signed cash); possible overpayment=max(0,−signed cash), requiring settlement review.

Example calculation

Hypothetical example, not an available loan offer. Price $400,000 minus $320,000 base loan, plus $10,000 charges, minus $3,000 eligible credits and $5,000 earnest money gives $82,000 still due.

How to interpret your results

Use this as a reconciliation worksheet. Settlement determines allowable credits, adjustments and whether any excess deposits can be refunded.

Assumptions and factors that change the result

Purchase only; base loan cannot exceed price. No automated seller-credit limits, DPA, gift eligibility, refunds or program fee financing. Avoid duplicating deposits or costs.

Frequently asked questions

Should I subtract gift funds from cash to close?

Gift funds can help provide the cash still due. They do not reduce the transaction’s required cash. Only funds already credited by settlement belong in the credited-deposits field.

Do these results mean I am approved?

No. The tool calculates the entered scenario. Documentation, property eligibility, program rules and lender review remain separate.

What should I do when an input is uncertain?

Use a documented quote or clearly labeled planning assumption. Change one input at a time, calculate again, and request a review before relying on it.
