How to Use the Down Payment Calculator

Step 1: Price and financing

Enter purchase price, rate and loan term. You can enter 100% to model paying cash.

Step 2: Compare two down payments

Enter the two percentages you want to compare. Minimum down-payment requirements and program eligibility remain outside the tool.

Calculate, compare and request a review

Choose Calculate to see your estimate. Change one assumption at a time and calculate again. Contact information is optional. Use the review form or Text a Question when you need help verifying the inputs.

How the Calculator Works

Cash down = price×percentage/100; loan = price−down. Compare payments using the same rate and term. Additional down payment is equity committed, not a fee.

Example calculation

Hypothetical example, not an available loan offer. On $400,000, 5% down is $20,000 and 20% down is $80,000; the difference is $60,000.

How to interpret your results

Compare the extra cash committed with payment savings and the reserves you will retain. MI and rate pricing may differ in actual offers.

Assumptions and factors that change the result

No MI, closing costs, fees, minimum down-payment rule or eligibility calculation.

Frequently asked questions

Is a larger down payment a closing fee?

No. It increases cash committed to home equity and reduces principal financed. It can also affect lender pricing and mortgage insurance, which this comparison does not automatically model.

Do these results mean I am approved?

No. The tool calculates the entered scenario. Documentation, property eligibility, program rules and lender review remain separate.

What should I do when an input is uncertain?

Use a documented quote or clearly labeled planning assumption. Change one input at a time, calculate again, and request a review before relying on it.
