Asset Depletion
Use the asset depletion calculator to convert lender-reviewed eligible assets into a modeled monthly income stream after closing withdrawals and required deductions.
Your scenario estimate
Complete the numbered sections, then select Calculate.
- Total entered eligible assets
- Assets remaining for income calculation
- Deductions above eligible assets
- Entered depletion divisor
No automatic Fannie/Freddie/non-QM asset eligibility, withdrawal penalty, tax deduction, asset haircut or divisor. Same assets cannot simultaneously support duplicate income streams without a supported method.

How to Use the Asset Depletion Calculator
Step 1: Eligible asset amounts
Enter only the portions already determined eligible after lender-required taxes, penalties, market discounts, vesting/access restrictions and ownership treatment. No automatic retirement or brokerage haircut is applied.
Step 2: Deductions and divisor
Enter funds reserved for closing, required reserves and other deductions not already removed above. Enter the exact lender-approved depletion divisor in months; different programs use different periods. Never count funds twice.
Calculate, compare and request a review
Choose Calculate to see your estimate. Change one assumption at a time and calculate again. Contact information is optional. Use the review form or Text a Question when you need help verifying the inputs.
How the Calculator Works
Gross=sum of reviewed eligible asset portions. Net=max(0,gross−closing−reserves−other deductions). Monthly=net/entered divisor. Shortfall=max(0,deductions−gross).
Example calculation
Hypothetical example, not an available loan offer. Eligible $2,350,000 divided by360months models $6,527.78 monthly; eligibility and divisor must be verified.
How to interpret your results
This is an arithmetic conversion of reviewed assets, not a universal underwriting formula. Asset source, age/access, loan purpose, LTV and agency/lender rules can change usable income.
Assumptions and factors that change the result
No automatic Fannie/Freddie/non-QM asset eligibility, withdrawal penalty, tax deduction, asset haircut or divisor. Same assets cannot simultaneously support duplicate income streams without a supported method.
Frequently asked questions
Can I use one divisor for every lender?
No. Eligible assets, access, valuation reductions, deductions and the divisor differ by program and lender. Enter reviewed asset amounts and the applicable method; this tool does not pick a universal qualification rule.
Do these results mean I am approved?
No. The tool calculates the entered scenario. Documentation, property eligibility, program rules and lender review remain separate.
What should I do when an input is uncertain?
Use a documented quote or clearly labeled planning assumption. Change one input at a time, calculate again, and request a review before relying on it.
