How to Use the Mortgage Reserve Calculator

Step 1: Assets eligible for this analysis

Add available checking/savings and the lender-eligible portions of investments, vested retirement and other assets. Ask your lender about restrictions, taxes, penalties or adjustments; the tool does not apply a universal haircut.

Step 2: Funds leaving those accounts

Enter cash needed from those accounts for down payment, closing costs, escrows and other closing items. Enter separate debt payoffs only when they are not already included in that closing figure. Do not count reserve assets as money spent at closing.

Step 3: Reserve comparison target

Enter the complete qualifying monthly housing payment and the months required by your lender or selected for personal planning. Add any separately calculated reserve-dollar requirement for other properties or obligations. No universal number of months applies to every mortgage.

Calculate, compare and request a review

Choose Calculate to see your estimate. Change one assumption at a time and calculate again. Contact information is optional. Use the review form or Text a Question when you need help verifying the inputs.

How the Calculator Works

Remaining eligible assets = total entered eligible portions − closing withdrawals − separate payoffs. Reserve target = complete housing payment × target months + separately entered additional requirement. Housing months = nonnegative remaining assets ÷ positive housing payment. A negative raw balance is displayed as a closing funding shortfall.

Example calculation

Eligible assets of $80,000 minus $25,000 closing withdrawals leave $55,000. At a $3,000 housing payment and a six-month target, required reserves are $18,000, the modeled surplus is $37,000 and remaining assets cover 18.33 housing-payment months.

How to interpret your results

Compare both the closing funding result and reserve gap. A lender-required reserve is different from a comfortable emergency fund; you may choose a larger personal cushion.

Assumptions and factors that change the result

Only entered eligible portions count. No automatic investment/retirement haircut, gift eligibility, business cash-flow approval, multiple-property formula or agency minimum. The same assets cannot also be committed to an unentered transaction.

Frequently asked questions

Do all mortgages require six months?

No. Program rules, property characteristics, automated findings and lender overlays determine the actual requirement.

Can I count my full retirement balance?

Not automatically. Vesting, access and applicable requirements matter. Enter only the portion confirmed eligible for your scenario.
