How to Use the Retirement Income Calculator
Step 1: Recurring monthly income
Enter gross monthly Social Security, pension and other recurring income. Use gross benefits before Medicare/withholding. Confirm availability and continuance separately.
Step 2: Account distributions
Enter planned gross monthly withdrawals, eligible account balance and months to test. Account runway assumes no investment growth or tax/penalty deduction; it does not apply an agency asset-income method.
Calculate, compare and request a review
Choose Calculate to see your estimate. Change one assumption at a time and calculate again. Contact information is optional. Use the review form or Text a Question when you need help verifying the inputs.
How the Calculator Works
Gross monthly income=Social Security+pension+other recurring income+entered withdrawals. Zero-growth runway=balance/withdrawal when withdrawal>0. Remaining=max(0,balance−withdrawal×horizon).
Example calculation
Hypothetical example, not an available loan offer. A $300,000 account with $5,000 monthly withdrawals has60months of zero-growth cash runway before taxes/fees.
How to interpret your results
The tool adds gross cash sources; the lender determines eligible income, documentation and continuance. Gross account withdrawals may not equal spendable after-tax cash.
Assumptions and factors that change the result
No benefit taxability determination, gross-up, investment growth, required distribution rule, age/access rule, tax/penalty modeling or mortgage eligibility.
Frequently asked questions
Does the cash runway include investment growth?
No. It divides available account balance by entered monthly withdrawals and models a zero-growth balance. Taxes, penalties, market changes and eligible-income continuance are separate.
Do these results mean I am approved?
No. The tool calculates the entered scenario. Documentation, property eligibility, program rules and lender review remain separate.
What should I do when an input is uncertain?
Use a documented quote or clearly labeled planning assumption. Change one input at a time, calculate again, and request a review before relying on it.
