Educational estimates, not approval, a rate quote or a commitment to lend. Entered rates are hypothetical modeling assumptions, not currently available 210 Mortgage rates. No APR calculation, future-rate forecast or automatic eligibility decision. User-entered fees, ratios and forecasts are assumptions. How to Use the Mortgage Affordability Calculator
Step 1: Income and budget
Enter gross monthly income accepted for this scenario, other monthly debt payments and your chosen total DTI ceiling. This is a planning target, not a lender approval cutoff. Enter a separate comfortable monthly housing budget; the lower constraint controls.
Step 2: Financing and costs
Enter cash down payment, fixed rate and term. Enter annual tax and insurance as percentages of the eventual home price, then monthly HOA and MI. These percentages are estimates, not Texas tax rules.
Calculate, compare and request a review
Choose Calculate to see your estimate. Change one assumption at a time and calculate again. Contact information is optional. Use the review form or Text a Question when you need help verifying the inputs.
How the Calculator Works
Available housing = max(0,min(comfortable budget, income×DTI% − other debts)). Let u = payment on $1 principal and c=(tax%+insurance%)/1200. Supported loan = max(0,(available−HOA−MI−cashDown×c)/(u+c)); price=loan+cashDown. If even the cash-purchase carrying costs exceed the budget, no feasible price is returned.
Example calculation
Hypothetical example, not an available loan offer. At 0% and 360 months, $1,000 available for P&I supports $360,000 before property costs.
How to interpret your results
This ceiling follows your chosen targets and entered income. It is not a maximum approved purchase price. Check cash-to-close and reserve needs separately.
Assumptions and factors that change the result
No automatic income qualification, down-payment minimum, program limit, variable tax bracket or MI pricing. Percent costs scale with modeled price.
Frequently asked questions
Why is this lower than the price suggested by my DTI target?
The calculator uses the lower of your personal housing budget and the housing amount remaining under your selected total DTI target. Property-cost assumptions and cash down also affect the supported price.
Do these results mean I am approved?
No. The tool calculates the entered scenario. Documentation, property eligibility, program rules and lender review remain separate.
What should I do when an input is uncertain?
Use a documented quote or clearly labeled planning assumption. Change one input at a time, calculate again, and request a review before relying on it.
