Calculator estimates are educational. A real mortgage professional can review your circumstances, documentation and lender requirements. A scenario review is not a loan approval or a guarantee of terms.

How to Use the Mortgage Loan Comparison Calculator
Step 1: Common comparison period
Enter the months you expect to hold either loan. Different principals represent different cash/equity choices; financing-cost comparison does not include opportunity cost.
Step 2: Offer A
Enter actual principal, fixed rate, term, monthly MI and nonrefundable cash-paid fees. Include financed costs in principal and identify them separately in the financed-fees field; do not include them among cash fees.
Step 3: Offer B
Enter equivalent values for the second offer. If comparing conforming and jumbo quotes, use actual lender terms rather than an assumed jumbo rate difference.
Calculate, compare and request a review
Choose Calculate to see your estimate. Change one assumption at a time and calculate again. Contact information is optional. Use the review form or Text a Question when you need help verifying the inputs.
How the Calculator Works
For each loan calculate fixed P&I and amortization through the holding month, stopping at maturity. Financing cost=interest paid+MI paid+entered nonrefundable cash fees+identified fees already included in principal. Financed fees are counted once as an expense, separately from their repayment as part of principal. B−A cost excludes principal repayment because principal becomes equity.
Example calculation
Hypothetical example, not an available loan offer. If A has $5,000 financing costs and B has $6,000 over the same period, B costs $1,000 more before cash opportunity cost.
How to interpret your results
Positive B-minus-A cost means A has lower modeled financing expense. Also compare payment, remaining debt and liquidity; cost alone does not select a suitable mortgage.
Assumptions and factors that change the result
Fixed amortizing quotes, constant MI until maturity, no tax effects, cash investment return, ARM changes, program eligibility or automatic MI cancellation.
Frequently asked questions
How do I enter financed fees without counting them twice?
Include them in the loan principal and identify them in the financed-fees field. Their dollar amount is counted once as an expense; the interest on financing them is also included. Do not include them among cash-paid fees.
Do these results mean I am approved?
No. The tool calculates the entered scenario. Documentation, property eligibility, program rules and lender review remain separate.
What should I do when an input is uncertain?
Use a documented quote or clearly labeled planning assumption. Change one input at a time, calculate again, and request a review before relying on it.
