How to Use the Construction Loan Interest Calculator
Step 1: Commitment and timing
Enter loan commitment, balance already drawn and fixed interest-rate assumption. Choose whether each modeled monthly draw occurs at the start, midpoint or end of that month. This is a monthly approximation, not an actual daily ledger.
Step 2: Monthly draw plan
Enter new principal advanced in each month, not cumulative balances. Use0for months without draws. Fees funded by the loan belong in these draws or starting balance, once. The table covers12months; no principal repayments are assumed.
Calculate, compare and request a review
Choose Calculate to see your estimate. Change one assumption at a time and calculate again. Contact information is optional. Use the review form or Text a Question when you need help verifying the inputs.
How the Calculator Works
For each month, interest=(beginning principal+draw×timing factor)×annual rate/1200, where factor is1,start; .5,midpoint;0,end. Ending principal=beginning+draw. Sum all12monthly interest amounts.
Example calculation
Hypothetical example, not an available loan offer. A $100,000 midpoint draw at12% adds $500 interest that month, then $1,000 per full month while that balance remains outstanding.
How to interpret your results
Draw timing and daily interest convention matter. Compare this planning schedule with lender inspections, actual advances and the commitment’s interest reserve.
Assumptions and factors that change the result
No daily actual/360or365 calculation, principal repayment, changing rates, inspection approval, retained contingency, draw fees or construction-to-permanent qualification.
Frequently asked questions
Do I enter cumulative draw balances or new draws?
Enter each month’s new principal advance. The calculator adds it to the prior drawn balance. Entering a cumulative balance every month would double-count earlier advances.
Do these results mean I am approved?
No. The tool calculates the entered scenario. Documentation, property eligibility, program rules and lender review remain separate.
What should I do when an input is uncertain?
Use a documented quote or clearly labeled planning assumption. Change one input at a time, calculate again, and request a review before relying on it.
