How to Use the Construction Budget Calculator

Step 1: Project budget

Enter land amount or value contribution, hard construction costs and soft costs. Contingency applies to hard costs only; enter a lender-supported or personal percentage. Interest and carrying reserves are entered as dollars.

Step 2: Funding and value

Enter as-completed property value, proposed total loan and cash/value credit for land already contributed. Land credit reduces modeled new cash need but must be accepted by the lender; it is not newly available cash.

Calculate, compare and request a review

Choose Calculate to see your estimate. Change one assumption at a time and calculate again. Contact information is optional. Use the review form or Text a Question when you need help verifying the inputs.

How the Calculator Works

Budget=land+hard+soft+hard×contingency%+carrying reserve. Additional cash=max(0,budget−loan−land contribution credit). LTC=loan/budget; LTV=loan/as-completed value. Excess funding is flagged, not presumed available for disbursement.

Example calculation

Hypothetical example, not an available loan offer. $400,000 hard costs with10% entered contingency adds $40,000 to the budget before land, soft costs and carrying reserves.

How to interpret your results

A cost/value ratio does not establish construction approval. Contract, land equity, appraisal, builder review and eligible financing rules remain separate.

Assumptions and factors that change the result

No automatic contingency requirement, LTC/LTV cap, permitted land valuation, draw funding, program fees or construction approval. Land credit cannot exceed the land amount in this worksheet.

Frequently asked questions

Is land contribution credit cash I can spend again?

No. It represents accepted value already contributed to this budget. It reduces modeled new funding need only when the lender accepts it; it is not an additional cash account.

Do these results mean I am approved?

No. The tool calculates the entered scenario. Documentation, property eligibility, program rules and lender review remain separate.

What should I do when an input is uncertain?

Use a documented quote or clearly labeled planning assumption. Change one input at a time, calculate again, and request a review before relying on it.
