How to Use the Temporary Buydown Calculator
Step 1: Loan terms
Enter the total financed principal, fixed note rate and amortizing term. A temporary buydown subsidizes payments; it does not replace the contractual note rate.
Step 2: Buydown and complete housing costs
Select 1-0, 2-1 or 3-2-1. Add monthly property taxes, homeowners/flood insurance, mortgage insurance, HOA and other required housing expenses. These are held constant and are not subsidized by this model.

How the Calculator Works
Each temporary P&I contribution is calculated using the original principal and original term at note rate minus the scheduled reduction. Note-rate P&I and temporary P&I are rounded separately to cents; monthly subsidy is their difference. The fund is the sum of 12 monthly subsidies for each reduced-payment year. Loan balances amortize at the note rate.
Example calculation
For $300,000 over 30 years at a 7% note rate, note P&I is $1,995.91. A 2-1 schedule models year-one P&I at 5% and year-two at 6%, with the full payment from year three. The rounded-payment fund is approximately $6,992.52, before any administrative fee.
How to interpret your results
The fund is an estimated deposit to support the payment schedule, not a discount-point charge. Future tax or insurance increases can change total housing costs even while the subsidy schedule is fixed.
Assumptions and factors that change the result
Standard whole-year schedules and a fixed fully amortizing loan. No admin fee, contribution cap, qualifying-income analysis, ARM, escrow increase or guaranteed refinance. Rates cannot fall below zero in a selected schedule. Actual lender rounding and agreement terms may differ.
Frequently asked questions
Does the loan amortize at the lower temporary rate?
No. In this model the full note-rate payment is received and principal amortizes at the note rate.
Can I qualify using the first-year payment?
Fannie Mae requires note-rate qualification. Verify the applicable agency and lender requirements for your actual loan.
