How to Use the Physician Loan Comparison Calculator
Step 1: Property and comparison period
Enter the purchase price, months you expect to hold the mortgage, annual property taxes and insurance, and monthly HOA. Compare rates and fees quoted for the same property and comparable timing.
Step 2: Physician loan scenario
Enter the offered down-payment percentage, fixed rate, term, cash-paid nonrefundable costs and any monthly mortgage insurance. Enter zero MI only when confirmed. Do not enter an ARM as a fixed-rate offer.
Step 3: VA loan scenario
Enter the VA down-payment percentage, fixed rate, term and cash-paid costs excluding the funding fee. Select first use, subsequent use or a confirmed exemption, and whether to finance or pay the fee in cash. The current purchase fee table is used; this is not a refinance fee calculation.
Step 4: Conventional loan scenario
Enter conventional down payment, fixed rate, term, cash-paid nonrefundable costs and monthly MI. Review the quote for MI and required cash. All three scenarios assume no financed closing costs other than a VA funding fee when selected.

How the Calculator Works
Base loan = price × (1 − down-payment percentage). VA purchase fee is based on the base loan: confirmed exempt 0%; otherwise below 5% down first use 2.15% or subsequent 3.3%, at least 5% down 1.5%, at least 10% down 1.25%. The fee is rounded to cents and added to principal only if financed. Upfront cash = down payment + entered costs + cash-paid VA fee. Holding-period financing cost = cumulative interest + MI + entered nonrefundable costs + VA fee. Common property costs are equal and excluded from that financing-cost metric.
Example calculation
On a $500,000 purchase with zero down and nonexempt first use, the modeled VA fee is $10,750. If financed, the starting VA loan is $510,750. With a confirmed exemption, the fee is $0 and the loan is $500,000. Each payment still depends on its entered rate and term.
How to interpret your results
A positive physician-minus-VA payment means the VA payment is lower; a negative value means the physician payment is lower. Use the table to compare cash, loan balances and financing costs. No financial-cost winner substitutes for actual program eligibility or a personalized recommendation.
Assumptions and factors that change the result
Purchase only, fixed fully amortizing rates, no extra principal or other financed fees. VA MI is zero under the VA program; physician and conventional MI are entered manually and held constant until maturity. Property value is held at purchase price for the equity comparison. No capital return, tax effects, entitlement test, residual-income analysis, profession eligibility or student-loan underwriting.
Frequently asked questions
Are all physician loans zero down and no PMI?
No. Professions, loan sizes, down payments, MI and other terms vary by lender. Enter the offered terms rather than assuming a universal program.
Does the VA option prove I can use a VA loan?
No. Eligibility, COE, entitlement, occupancy, income, credit, residual income and lender requirements remain outside this cost comparison.
