How to Use the FHA vs Conventional Calculator
Step 1: Shared property
Enter purchase price, months to compare, taxes, insurance and HOA.
Step 2: FHA quote
Enter FHA cash down percentage, fixed rate, term, quoted monthly MIP and cash-paid nonrefundable fees. This standard purchase scenario finances modeled1.75% UFMIP. Monthly MIP is held constant only for this comparison; use a reviewed average over the horizon if premiums change.
Step 3: Conventional quote
Enter comparable conventional terms and monthly borrower-paid MI. For a cancellation scenario enter a reviewed average over the holding period; the tool does not automatically determine cancellation.
Calculate, compare and request a review
Choose Calculate to see your estimate. Change one assumption at a time and calculate again. Contact information is optional. Use the review form or Text a Question when you need help verifying the inputs.
How the Calculator Works
FHA base=price×(1−FHA down%); UFMIP=base×1.75% rounded to cents and financed. Conventional base=price×(1−conventional down%). Compare interest + constant entered monthly insurance over active loan months + cash fees; FHA cost also includes UFMIP once. Principal/down payment are equity, not financing expense.
Example calculation
Hypothetical example, not an available loan offer. $386,000 FHA base principal produces $6,755 modeled UFMIP and $392,755 total principal.
How to interpret your results
Positive FHA-minus-conventional cost favors conventional for the entered financing-cost metric. Review cash, MI changes and qualification separately.
Assumptions and factors that change the result
Standard FHA forward purchase only; no specialty fee exception, automatic annual-MIP billing, program limits, MI cancellation, tax benefit or return on retained down-payment cash.
Frequently asked questions
Will this automatically remove conventional PMI during the comparison?
No. Monthly insurance is an entered constant. If it changes over the comparison period, obtain a reviewed period-average assumption or compare the actual monthly schedules separately.
Do these results mean I am approved?
No. The tool calculates the entered scenario. Documentation, property eligibility, program rules and lender review remain separate.
What should I do when an input is uncertain?
Use a documented quote or clearly labeled planning assumption. Change one input at a time, calculate again, and request a review before relying on it.
