How to Use the VA Entitlement Calculator
Step 1: Verified entitlement inputs
Select full or partial entitlement. For partial entitlement enter the current one-unit county loan limit and entitlement charged on the COE that has not been restored. Use the charged entitlement amount, not today’s prior mortgage balance.
Step 2: Purchase scenario
Enter purchase price and appraised value; this restricted model covers base purchase amounts above $144,000. Appraisal shortfalls are separate cash needs. Single veteran only; joint or two-veteran entitlement requires individual review.
Calculate, compare and request a review
Choose Calculate to see your estimate. Change one assumption at a time and calculate again. Contact information is optional. Use the review form or Text a Question when you need help verifying the inputs.
How the Calculator Works
For partial entitlement, available=max(0,county limit×25%−COE used); indicative zero-down base ceiling=available×4. Basis=min(price, appraisal). Guaranty=min(basis×25%,available); coverage gap=max(0,basis×25%−guaranty). Add price−basis appraisal gap. Full entitlement guaranty is25% of basis; no county-based ceiling is returned.
Example calculation
Hypothetical example, not an available loan offer. County $600,000 and used entitlement $70,000 leave $80,000; four times that is a $320,000 indicative base ceiling.
How to interpret your results
This estimates the commonly used 25% combined guaranty/cash coverage convention, not approval. Actual lender calculation, appraisal, funding fee, restoration and COE control.
Assumptions and factors that change the result
Base purchase value must exceed $144,000. No funding-fee financing, joint loans, two veterans, restoration adjudication or existing foreclosure loss. Full entitlement is not limited by county loan limit; lender approval remains required.
Frequently asked questions
Should I enter my current VA mortgage balance as used entitlement?
No. Enter entitlement charged and not restored as shown on a verified COE. Current unpaid mortgage balance is a different figure. Partial-entitlement modeling also requires the applicable current county limit.
Do these results mean I am approved?
No. The tool calculates the entered scenario. Documentation, property eligibility, program rules and lender review remain separate.
What should I do when an input is uncertain?
Use a documented quote or clearly labeled planning assumption. Change one input at a time, calculate again, and request a review before relying on it.
