Calculator estimates are educational. A real mortgage professional can review your circumstances, documentation and lender requirements. A scenario review is not a loan approval or a guarantee of terms.

See what remains after your VA housing costs
Estimate your VA residual income after taxes, housing and other obligations. Compare the result with the guideline for your property location, household size and loan amount.
Your VA residual income estimate
Complete the four sections, then select Calculate Residual Income. Results explain the guideline and any surplus or shortfall.
- Actual qualifying monthly income
- Income taxes and other deductions
- Income after deductions
- Complete monthly housing payment
- Other debts, childcare and job expenses
- VA maintenance and utilities estimate
- Applicable monthly table guideline
- Surplus / shortfall against guideline
- 120% comparison amount
- Surplus / shortfall against 120%
- Residual as a percentage of guideline
- Illustrative DTI without gross-up
- Illustrative DTI with selected adjustment
- Selected DTI, rounded to whole percent
The 120% comparison helps explain VA’s review procedures when DTI is above 41%; it is not a universal approval requirement. Tax-free income, automated findings, credit and lender rules also matter. A surplus does not guarantee approval, and a shortfall requires review rather than an automated denial.

Educational estimates, not approval, an official VA loan analysis, a rate quote or a commitment to lend. Income, deductions and costs are user-entered assumptions. The VA loan-analysis form rounds dollar entries to whole dollars; this tool keeps cents, so results can differ near a guideline. Fixed amortizing payment model only; no APR, ARM changes, lender qualifying-rate adjustment or automatic funding-fee calculation. How to Use the VA Residual Income Calculator
VA residual income estimates the monthly income remaining for family support after certain deductions and expenses. This is a planning tool; a lender must verify the figures used in your loan analysis.
Step 1: Choose the property location and household size
Select the state where the home is located. Enter the number of people in your household, including yourself, your spouse and supported household members. A spouse can count even when not on the loan. Ask your lender before excluding anyone based on separate income.
Enter the total financed loan amount, including any financed VA funding fee. The calculator selects the table for loans below $80,000 or loans of at least $80,000. For eight or more household members, it uses the VA table’s seven-person ceiling and identifies that limit in your results.
Step 2: Enter monthly income and deductions
Enter gross taxable qualifying income before deductions. Divide a steady annual salary by 12; for $96,000 per year, enter $8,000 per month. Add actual qualifying tax-free income separately. Include eligible income only once, and do not increase tax-free income for the residual calculation.
Enter monthly federal income tax, applicable state/local income tax, Social Security/Medicare or required retirement deductions, and other lender-counted deductions. VA tax calculations use applicable tax tables; a paystub is only a preliminary estimate. The property state does not automatically determine a servicemember’s tax residency. If you are unsure, request a review instead of treating a missing deduction as $0.
Step 3: Enter the complete housing payment and living area
If you know your total monthly housing payment, include principal, interest, property taxes, homeowners and flood insurance, HOA dues and applicable assessments or additional housing payments. Leave maintenance and utilities out of that total.
Alternatively, select Calculate from loan details. Enter a hypothetical interest rate and term, annual taxes and insurance, and monthly dues or other housing costs. The calculator uses the financed loan amount from Step 1. It does not calculate the VA funding fee or decide an exemption.
Enter the home’s gross living area in square feet. The VA maintenance-and-utilities estimate is living area multiplied by $0.14 per month. A 2,000-square-foot home produces a $280 monthly estimate. Use appraised living area when available, excluding unfinished space.
Step 4: Enter other monthly obligations
Enter car/installment payments, credit-card minimums, student-loan qualifying payments, support and other counted debts. Add applicable childcare and job/commuting expenses. Use monthly payments rather than balances, and avoid counting an expense twice. Lenders determine which debts, spouse obligations and rental-property offsets apply.
Step 5: Calculate and compare
Select Calculate Residual Income. Read the estimated amount remaining, the table guideline and the dollar surplus or shortfall. The 120% row is an additional comparison. It does not replace a complete underwriting review.
Leave optional adjustments off unless a lender confirms them. A selected 5% reduction changes the table comparison only. A selected 25% tax-free income gross-up changes DTI only; your residual income stays based on actual income.
Step 6: Test a change or request a review
Change one input and calculate again to see its effect. Reducing a counted payment by $100 raises modeled residual income by $100 when other inputs stay constant. Changes to income can also change taxes, so update both together. Use Text a Question or request a personal scenario review before relying on the result. Contact information is optional, and sharing your numbers is a separate choice.
How the Calculation Works
Residual income = actual qualifying monthly income − income deductions − complete housing payment − other counted obligations − maintenance and utilities. The result is compared with VA’s regional table. Table values depend on loan amount and household size; amounts for members above five are added only through seven.
Example calculation
A four-person Texas household with a $300,000 loan enters $8,000 monthly income, $1,600 deductions, $2,500 housing, $1,000 other obligations and 2,000 square feet. Maintenance and utilities are $280, leaving $2,620 estimated residual income. The unadjusted South-region guideline is $1,003, creating a $1,617 surplus. The 120% comparison is $1,203.60. These numbers describe the estimate, not a lending decision.
How to interpret a surplus or shortfall
A surplus means your entered scenario leaves more than the selected guideline. A shortfall means it leaves less. Review qualifying income, taxes, debts, childcare, housing costs and household count for accuracy. A lender evaluates the complete file, including income stability, credit, assets, property and applicable review procedures. A strong credit score does not automatically resolve a residual-income issue.
Assumptions and VA review rules
Income and deductions are entered manually. This tool does not verify income eligibility, automatically estimate taxes, exclude debts, offset rental mortgages, apply lender overlays or produce automated underwriting findings. Tax-free income is never grossed up for residual income. Monthly childcare and job expenses enter the illustrative VA DTI as Section D obligations; maintenance/utilities and income taxes do not.
The tool displays DTI to two decimal places and separately as a whole-percent comparison. VA’s regulation calls for whole-percent DTI rounding, and its loan-analysis form calls for whole-dollar entries. This educational model keeps cents. Differences matter near a boundary, so lender figures control the actual review.
The calculator always displays a 120% comparison. VA’s rules describe additional review for debt ratios above 41% and circumstances where a second-level review and justification are unnecessary, including sufficient residual income and tax-free-income context. That does not mean every high-DTI borrower automatically needs 120% or that reaching it guarantees approval.
Frequently Asked Questions
Is VA residual income the same as take-home pay?
No. Residual income also subtracts the proposed housing payment, counted obligations and the VA maintenance-and-utilities estimate. A bank deposit can reflect deductions that differ from the lender’s qualifying analysis.
Can I gross up my VA disability income?
Qualifying tax-free income may be adjusted for DTI when properly documented. Residual income uses the actual amount. The optional 25% DTI adjustment never increases the residual result.
Do children and a spouse count if they are not on the mortgage?
Household size normally includes supported members and a spouse even when not on the note. A lender may consider specific verified-income exceptions; do not remove a person solely to lower the guideline.
Does this decide whether I qualify?
No. It calculates a scenario and table comparisons. VA and lender underwriting also consider documentation, credit, stable income, property, automated findings and other requirements.
