How to Use the USDA Mortgage Calculator
Step 1: Purchase and financing
Enter price, cash down percentage, a fixed scenario rate, and loan term. This is a purchase-payment model; eligibility, credit, income, appraisal and loan limits require separate review.
Step 2: Program fee and housing costs
Enter annual taxes, annual insurance and monthly HOA. Use a quoted monthly premium for FHA. USDA fee percentages must be confirmed for the applicable fiscal year; the model does not guess a rate. Choose whether the upfront fee is financed or paid in cash.
Calculate, compare and request a review
Choose Calculate to see your estimate. Change one assumption at a time and calculate again. Contact information is optional. Use the review form or Text a Question when you need help verifying the inputs.
How the Calculator Works
Base loan=price−cash down. USDA fee is based on final loan including financed fee. If fully financed, total=base/(1−upfront percentage); if cash-paid fee=base×upfront percentage. Estimated first-year monthly annual fee uses average scheduled beginning total UPB for the first12payments × annual percentage /12, with average UPB, annual fee and monthly fee each rounded to cents. Exact billing rounding/timing should be reconciled to USDA/lender schedule. P&I uses total financed principal; housing adds program premium, annual taxes/12, insurance/12 and monthly HOA. Upfront cash excludes ordinary closing costs/escrows.
Example calculation
Hypothetical example, not an available loan offer. For illustration only, $400,000 price and 5% down give $380,000 base principal. Program fees and other housing costs are added separately.
How to interpret your results
Review the full housing payment and upfront cash separately. This calculation does not establish program eligibility or cash-to-close.
Assumptions and factors that change the result
Single-family guaranteed purchase model; fee percentages are user-confirmed assumptions, not published 210 offers. No rural-area, household-income, eligibility or appraisal check. No fixed default fee rate. Annual fee declines with scheduled balances; only first-year amount shown.
Frequently asked questions
Why does financing the upfront fee require more than base loan times the fee percentage?
The fee is calculated on the final loan, including the financed fee. The model solves for that total rather than simply adding a fee calculated only on the base purchase amount.
Do these results mean I am approved?
No. The tool calculates the entered scenario. Documentation, property eligibility, program rules and lender review remain separate.
What should I do when an input is uncertain?
Use a documented quote or clearly labeled planning assumption. Change one input at a time, calculate again, and request a review before relying on it.
