How to Use the FHA Mortgage Calculator
Step 1: Purchase and financing
Enter price, cash down percentage, a fixed scenario rate, and loan term. This is a purchase-payment model; eligibility, credit, income, appraisal and loan limits require separate review.
Step 2: Program fee and housing costs
Enter annual taxes, annual insurance and monthly HOA. Use a quoted monthly premium for FHA. USDA fee percentages must be confirmed for the applicable fiscal year; the model does not guess a rate. Choose whether the upfront fee is financed or paid in cash.
Calculate, compare and request a review
Choose Calculate to see your estimate. Change one assumption at a time and calculate again. Contact information is optional. Use the review form or Text a Question when you need help verifying the inputs.
How the Calculator Works
Base loan=price−cash down. FHA standard forward purchase UFMIP = base loan × 1.75%. Monthly MIP is the entered lender quote, not base × an assumed universal annual rate. P&I uses total financed principal; housing adds program premium, annual taxes/12, insurance/12 and monthly HOA. Upfront cash excludes ordinary closing costs/escrows.
Example calculation
Hypothetical example, not an available loan offer. For illustration only, $400,000 price and 5% down give $380,000 base principal. Program fees and other housing costs are added separately.
How to interpret your results
Review the full housing payment and upfront cash separately. This calculation does not establish program eligibility or cash-to-close.
Assumptions and factors that change the result
Standard forward FHA purchase only; not HECM, streamline, Section247/248 or specialty exceptions. No automatic annual MIP tier, duration or servicing premium, credit-score rule, down-payment minimum or county limit. Use a lender-quoted monthly MIP; UFMIP is modeled to cents and exact lender rounding may differ.
Frequently asked questions
Why do I need a quoted monthly FHA MIP amount?
Monthly premiums depend on program terms and the applicable premium methodology. This purchase tool models standard upfront MIP and uses your lender’s monthly quote rather than inventing a universal monthly premium.
Do these results mean I am approved?
No. The tool calculates the entered scenario. Documentation, property eligibility, program rules and lender review remain separate.
What should I do when an input is uncertain?
Use a documented quote or clearly labeled planning assumption. Change one input at a time, calculate again, and request a review before relying on it.
