Calculator estimates are educational. A real mortgage professional can review your circumstances, documentation and lender requirements. A scenario review is not a loan approval or a guarantee of terms.

How to Use the VA Mortgage Calculator
Step 1: Purchase and financing
Enter price, cash down percentage, a fixed scenario rate, and loan term. This is a purchase-payment model; eligibility, credit, income, appraisal and loan limits require separate review.
Step 2: Program fee and housing costs
Enter annual taxes, annual insurance and monthly HOA. Use a quoted monthly premium for FHA. USDA fee percentages must be confirmed for the applicable fiscal year; the model does not guess a rate. Choose whether the upfront fee is financed or paid in cash.
Calculate, compare and request a review
Choose Calculate to see your estimate. Change one assumption at a time and calculate again. Contact information is optional. Use the review form or Text a Question when you need help verifying the inputs.
How the Calculator Works
Base loan=price−cash down. VA purchase fee on base loan: confirmed exempt0%; otherwise below5% down first use2.15%/subsequent3.3%, at least5% down1.5%, at least10% down1.25%. VA monthly MI=0. P&I uses total financed principal; housing adds program premium, annual taxes/12, insurance/12 and monthly HOA. Upfront cash excludes ordinary closing costs/escrows.
Example calculation
Hypothetical example, not an available loan offer. For illustration only, $400,000 price and 5% down give $380,000 base principal. Program fees and other housing costs are added separately.
How to interpret your results
Review the full housing payment and upfront cash separately. This calculation does not establish program eligibility or cash-to-close.
Assumptions and factors that change the result
Purchase only; not IRRRL, cash-out refinance, joint-loan guaranty, entitlement or eligibility review. Exemption and use history must be confirmed. No monthly VA MI. Only the funding fee is financed.
Frequently asked questions
Can I choose the funding-fee exemption myself?
Select exemption only after it is confirmed. Use history, exemption status, down payment and transaction type affect the fee. This calculator’s published fee table applies to the supported purchase scenario.
Do these results mean I am approved?
No. The tool calculates the entered scenario. Documentation, property eligibility, program rules and lender review remain separate.
What should I do when an input is uncertain?
Use a documented quote or clearly labeled planning assumption. Change one input at a time, calculate again, and request a review before relying on it.
