How to Use the Blended Mortgage Rate Calculator
Step 1: Current loan balances and rates
Enter each balance and note rate; enter0balance for an unused loan. This weights rates by principal rather than averaging the percentages.
Step 2: Replacement rate
Enter a rate to compare. A blended note rate is not APR and cannot by itself compare payments, fees or amortization.
Calculate, compare and request a review
Choose Calculate to see your estimate. Change one assumption at a time and calculate again. Contact information is optional. Use the review form or Text a Question when you need help verifying the inputs.
How the Calculator Works
Blended rate=sum(balance×note rate)/sum(balance). Annual interest at unchanged balances=sum(balance×rate/100). Replacement difference=entered new rate−blended rate.
Example calculation
Hypothetical example, not an available loan offer. $400,000 at3% plus $50,000 at9% gives a3.6667% balance-weighted rate, not6%.
How to interpret your results
A lower weighted rate does not establish refinance savings. Compare payments, principal balances, fees and remaining terms using the loan-comparison tool.
Assumptions and factors that change the result
Rates/weights held constant; no APR, amortization, cash-out benefit, tax deduction or eligibility calculation.
Frequently asked questions
Is the blended rate an APR?
No. It is a principal-weighted average of entered note rates. APR includes relevant financing charges and timing under a separate calculation.
Do these results mean I am approved?
No. The tool calculates the entered scenario. Documentation, property eligibility, program rules and lender review remain separate.
What should I do when an input is uncertain?
Use a documented quote or clearly labeled planning assumption. Change one input at a time, calculate again, and request a review before relying on it.
