How to Use the Cash-Out Refinance Calculator
Step 1: Property and desired new loan
Enter property value, desired total new loan and a lender-verified maximum combined LTV for your transaction. A Texas homestead home-equity transaction generally has an80% ceiling; the tool does not identify legal lien type.
Step 2: Payoffs and cash costs
Enter mortgage/lien payoffs being retired, other debts paid at closing, costs/prepaids deducted from proceeds, and any liens remaining after the refinance. Add program fees to the total new loan and costs once.
Step 3: New loan payment
Enter new fixed rate, term and monthly housing expenses for the loan you are modeling.
Calculate, compare and request a review
Choose Calculate to see your estimate. Change one assumption at a time and calculate again. Contact information is optional. Use the review form or Text a Question when you need help verifying the inputs.
How the Calculator Works
Net proceeds=new loan−retired lien payoffs−other debts−cash-deducted costs. CLTV=(new loan+remaining liens)/value×100. Ceiling loan=max(0,value×entered ceiling−remaining liens). Negative proceeds represent required cash in.
Example calculation
Hypothetical example, not an available loan offer. New loan $400,000 minus $300,000 payoff and $10,000 costs leaves $90,000 before any other debt payoff.
How to interpret your results
A positive proceeds result does not mean the lender can approve the loan. Check the entered ceiling, lien history, seasoning, appraisal and income.
Assumptions and factors that change the result
No automatic LTV/CLTV program cap, Texas legal classification, fee cap, minimum benefit, seasoning, taxes or approval. Remaining liens must be separate from liens being paid off.
Frequently asked questions
Can net proceeds be negative?
Yes. If retired debts and deducted costs exceed the new loan amount, the model shows cash required to complete the transaction. A positive number does not establish that the entered loan or LTV is allowed.
Do these results mean I am approved?
No. The tool calculates the entered scenario. Documentation, property eligibility, program rules and lender review remain separate.
What should I do when an input is uncertain?
Use a documented quote or clearly labeled planning assumption. Change one input at a time, calculate again, and request a review before relying on it.
