How to Use the Home Equity Loan Calculator

Step 1: Property and existing lien

Enter value, first mortgage balance and chosen combined-LTV ceiling. The ceiling is a verified assumption, not a credit approval.

Step 2: New second mortgage

Enter principal, fixed rate, months and cash-paid costs. Include financed costs in principal, not again in cash costs.

Calculate, compare and request a review

Choose Calculate to see your estimate. Change one assumption at a time and calculate again. Contact information is optional. Use the review form or Text a Question when you need help verifying the inputs.

How the Calculator Works

Payment uses the fixed amortizing formula. CLTV=(first+second)/value. Headroom=max(0,value×ceiling−first). Full financing cost=scheduled interest+cash-paid fees.

Example calculation

Hypothetical example, not an available loan offer. A $50,000 second mortgage at0% over120months has $416.67 P&I, while the first mortgage remains separate.

How to interpret your results

The first mortgage payment is not included in this primary result. Add it to assess the household’s total monthly obligations.

Assumptions and factors that change the result

No cash-out legal classification, lender cap, income qualification, lien priority or fees inferred. Texas home-equity rules may apply.

Frequently asked questions

Does collateral headroom mean I can borrow that amount?

No. It is the mathematical space under your entered combined-LTV ceiling. Eligibility, income, lien type, appraisal, legal requirements and lender terms must also support a loan.

Do these results mean I am approved?

No. The tool calculates the entered scenario. Documentation, property eligibility, program rules and lender review remain separate.

What should I do when an input is uncertain?

Use a documented quote or clearly labeled planning assumption. Change one input at a time, calculate again, and request a review before relying on it.
