How to Use the Bonus Commission and Overtime Income Calculator
Step 1: Completed historical period
Enter variable earnings received during the reviewed completed period and its actual months. Include bonus, commission, overtime or tips on a consistent basis; do not add base wages here.
Step 2: Current YTD period
Enter variable earnings and complete YTD months. The YTD pace is shown separately, not automatically added to or averaged with the historical period. Enter separately reviewed monthly base income if desired.
Calculate, compare and request a review
Choose Calculate to see your estimate. Change one assumption at a time and calculate again. Contact information is optional. Use the review form or Text a Question when you need help verifying the inputs.
How the Calculator Works
Historical variable average=historical earnings/historical months. YTD pace=YTD earnings/YTD months. Change=(YTD pace−historical average)/historical average when historical average>0. Combined adds separate base income only once.
Example calculation
Hypothetical example, not an available loan offer. Variable earnings $48,000 over24months produce $2,000 monthly; $9,000 YTD over6months produces $1,500 pace,25% lower.
How to interpret your results
The historical average is not an approved income amount. Current trends, frequency, receipt history and likely continuance may require a different usable figure.
Assumptions and factors that change the result
No automatic one/two-year documentation waiver, decline threshold, commission expense treatment, income continuance or agency eligibility determination.
Frequently asked questions
Does a two-year average override lower current income?
No. The tool compares historical averages with entered YTD pace. Declines and irregular earnings require a documented stability and continuance review before income is used.
Do these results mean I am approved?
No. The tool calculates the entered scenario. Documentation, property eligibility, program rules and lender review remain separate.
What should I do when an input is uncertain?
Use a documented quote or clearly labeled planning assumption. Change one input at a time, calculate again, and request a review before relying on it.
