How to Use the Mortgage Payoff Calculator

Step 1: Current amortizing loan

Enter unpaid balance, fixed rate and remaining months only if recalculating P&I over those months matches your current payment. If you have made unrecast principal reductions, use a lender schedule instead.

Step 2: Extra principal plan

Enter recurring monthly extra principal and any immediate lump sum. Accelerated biweekly-equivalent mode adds one scheduled P&I payment per year as equal monthly principal additions; it is not an actual 26-date daily-interest schedule.

Calculate, compare and request a review

Choose Calculate to see your estimate. Change one assumption at a time and calculate again. Contact information is optional. Use the review form or Text a Question when you need help verifying the inputs.

How the Calculator Works

Compute original scheduled P&I. Subtract immediate principal once. Keep original P&I while adding entered extra principal; accelerated mode adds original P&I/12 each month. Apply interest then payment, capped at the balance plus interest. Compare payoff month and accumulated interest.

Example calculation

Hypothetical example, not an available loan offer. A $120,000 zero-rate loan over 120 months has $1,000 P&I. Adding $200 monthly repays it in 100 months.

How to interpret your results

A shorter payoff does not reduce the contractual payment automatically. Keep reserves and confirm prepayment terms before committing cash.

Assumptions and factors that change the result

No prepayment penalty, recast or exact biweekly dates. Lump sum cannot exceed balance. Current payment must match the entered amortizing scenario.

Frequently asked questions

Is accelerated mode an exact biweekly payment schedule?

No. It models one additional scheduled P&I payment each year as twelve equal monthly principal additions. Actual payment dates, daily interest and servicer rules can produce a different result.

Do these results mean I am approved?

No. The tool calculates the entered scenario. Documentation, property eligibility, program rules and lender review remain separate.

What should I do when an input is uncertain?

Use a documented quote or clearly labeled planning assumption. Change one input at a time, calculate again, and request a review before relying on it.
