How to Use the LTV and CLTV Calculator

Step 1: Value and liens

Enter the value accepted for your scenario, first mortgage and other closed-end liens. A lender may use the lower of purchase price and appraisal.

Step 2: HELOC balances and limits

Enter the drawn HELOC balance and total available line limit. HCLTV uses the full line; CLTV uses the drawn balance.

Calculate, compare and request a review

Choose Calculate to see your estimate. Change one assumption at a time and calculate again. Contact information is optional. Use the review form or Text a Question when you need help verifying the inputs.

How the Calculator Works

LTV=first/value×100. CLTV=(first+other liens+drawn HELOC)/value×100. HCLTV substitutes full HELOC limit for drawn balance. Equity=value−drawn total liens.

Example calculation

Hypothetical example, not an available loan offer. With $500,000 value, $300,000 first lien and a $50,000 HELOC with $10,000 drawn, LTV=60%, CLTV=62%, HCLTV=70%.

How to interpret your results

A ratio is a collateral measure, not a qualification decision. More than 100% may describe an underwater property.

Assumptions and factors that change the result

Positive value required. Drawn HELOC cannot exceed entered limit. Value basis, lien treatment and program ceilings require lender verification.

Frequently asked questions

Why can HCLTV be higher than CLTV?

CLTV uses the amount currently drawn on the HELOC. HCLTV uses its full credit limit, including undrawn capacity. Both also include the entered first mortgage and other closed-end liens.

Do these results mean I am approved?

No. The tool calculates the entered scenario. Documentation, property eligibility, program rules and lender review remain separate.

What should I do when an input is uncertain?

Use a documented quote or clearly labeled planning assumption. Change one input at a time, calculate again, and request a review before relying on it.
