How to Use the Mortgage Amortization Calculator

Step 1: Loan assumptions

Enter starting principal, a fixed rate and term. Select monthly rows for detailed review or annual rows for a compact schedule.

Calculate, compare and request a review

Choose Calculate to see your estimate. Change one assumption at a time and calculate again. Contact information is optional. Use the review form or Text a Question when you need help verifying the inputs.

How the Calculator Works

Each period: interest=beginning balance×annual rate/1200; principal=payment−interest; ending balance=beginning−principal. The final payment is capped at the amount owed. Annual rows sum 12 monthly payments.

Example calculation

Hypothetical example, not an available loan offer. A $120,000 mortgage at 0% for 120 months pays $1,000 principal monthly and no interest.

How to interpret your results

Early payments often contain more interest because the starting balance is larger. This schedule separates interest from principal that builds equity.

Assumptions and factors that change the result

Fixed rate; no escrows, MI, extra payments or servicing-fee adjustments. Internal full precision; displayed cents can sum a few cents differently from a lender’s cent-rounded ledger.

Frequently asked questions

Why does the interest share decline over time?

Monthly interest is calculated on the unpaid balance. As principal is repaid, the balance becomes smaller, so less of the fixed scheduled payment goes toward interest.

Do these results mean I am approved?

No. The tool calculates the entered scenario. Documentation, property eligibility, program rules and lender review remain separate.

What should I do when an input is uncertain?

Use a documented quote or clearly labeled planning assumption. Change one input at a time, calculate again, and request a review before relying on it.
