How to Use the PMI Cost and Cancellation Calculator
Step 1: Original mortgage
Enter original loan, original value used for PMI, fixed rate and full term. This model starts at origination and does not apply extra payments or appreciation.
Step 2: Quoted PMI
Enter borrower-paid monthly PMI. The 80%/78% dates are balance milestones, not automatic confirmation that all cancellation conditions are met.
Calculate, compare and request a review
Choose Calculate to see your estimate. Change one assumption at a time and calculate again. Contact information is optional. Use the review form or Text a Question when you need help verifying the inputs.
How the Calculator Works
Find the first monthly endpoint when scheduled balance ≤80% and ≤78% of original value; use month0 when already below the threshold. Multiply constant monthly PMI by milestone months. This displays scheduled balance dates, not a servicing-law eligibility determination.
Example calculation
Hypothetical example, not an available loan offer. A $400,000 original value has an 80% balance of $320,000 and 78% balance of $312,000.
How to interpret your results
Ask your servicer about written requests, payment history, junior liens and valuation. These modeled dates do not cancel coverage or account for investor appreciation-based rules.
Assumptions and factors that change the result
Borrower-paid conventional PMI on a fully amortizing fixed loan, not FHA MIP, USDA fees or lender-paid MI. Original-value basis and legal exceptions require servicer review.
Frequently asked questions
Does reaching the displayed month automatically remove PMI?
The displayed months are scheduled original-value balance milestones. A cancellation request or automatic termination can depend on payment status, original-value rules and applicable exceptions. Confirm the process with your servicer.
Do these results mean I am approved?
No. The tool calculates the entered scenario. Documentation, property eligibility, program rules and lender review remain separate.
What should I do when an input is uncertain?
Use a documented quote or clearly labeled planning assumption. Change one input at a time, calculate again, and request a review before relying on it.
