How to Use the Interest-Only Mortgage Calculator
Step 1: Loan and interest-only period
Enter principal, a modeled fixed rate, total term and months during which only interest is paid. The interest-only period must end before maturity.
Step 2: Payment after interest-only
Enter the rate assumed after the interest-only period. A rate change, shorter remaining amortization and unchanged balance can all increase the payment.
Calculate, compare and request a review
Choose Calculate to see your estimate. Change one assumption at a time and calculate again. Contact information is optional. Use the review form or Text a Question when you need help verifying the inputs.
How the Calculator Works
IO payment=principal×annual rate/1200. With no principal payments the balance remains unchanged. Reset P&I amortizes that balance over total term minus IO months at the entered reset rate.
Example calculation
Hypothetical example, not an available loan offer. A $300,000 loan at 6% costs $1,500 monthly during interest-only, before other housing costs.
How to interpret your results
Interest-only lowers initial outflow by delaying principal repayment. Review the later payment and available cash rather than treating the initial payment as the full-term cost.
Assumptions and factors that change the result
No principal reduction, ARM caps, tax effect or balloon refinance. Reset rate is entered; actual terms and qualifying payment are lender-specific.
Frequently asked questions
Why can the payment increase even if the rate stays the same?
During interest-only, principal does not decline in this model. After that period, the original balance must be repaid over fewer remaining months, which can increase the payment even at an unchanged rate.
Do these results mean I am approved?
No. The tool calculates the entered scenario. Documentation, property eligibility, program rules and lender review remain separate.
What should I do when an input is uncertain?
Use a documented quote or clearly labeled planning assumption. Change one input at a time, calculate again, and request a review before relying on it.
