How to Use the ARM Payment Reset Calculator
Step 1: Current loan
Enter original principal, initial fixed rate, full term and completed payments before the first reset.
Step 2: First reset terms
Enter assumed index at reset, margin, initial adjustment cap, lifetime cap above initial rate, contractual floor and the note’s rate-rounding increment. A zero increment means no rounding.
Calculate, compare and request a review
Choose Calculate to see your estimate. Change one assumption at a time and calculate again. Contact information is optional. Use the review form or Text a Question when you need help verifying the inputs.
How the Calculator Works
Balance follows initial-rate amortization. Fully indexed rate=index+margin, rounded to the nearest entered increment (ties upward). New rate is constrained by initial rate ± first cap, initial rate + lifetime cap and contractual floor. Reamortize remaining balance over remaining months.
Example calculation
Hypothetical example, not an available loan offer. Index 4% plus margin 2.5% gives a 6.5% fully indexed rate before the note’s caps/floor/rounding.
How to interpret your results
This is the first reset only. Later resets require new index assumptions and periodic caps; actual notices and note language control.
Assumptions and factors that change the result
Fully amortizing loan; no negative amortization, IO feature, lookback-date forecast, subsequent reset, payment cap or APR calculation. Floor cannot exceed the available upper cap.
Frequently asked questions
Does the fully indexed rate always become my new rate?
No. The note’s first-adjustment cap, lifetime cap, floor and rate-rounding rule can limit the first reset. This calculator models that first reset; it does not forecast future indexes or subsequent adjustments.
Do these results mean I am approved?
No. The tool calculates the entered scenario. Documentation, property eligibility, program rules and lender review remain separate.
What should I do when an input is uncertain?
Use a documented quote or clearly labeled planning assumption. Change one input at a time, calculate again, and request a review before relying on it.
