How to Use the Mortgage Assumption Calculator
Step 1: Purchase and assumed loan
Enter price, assumed principal, fixed rate and remaining amortization months. Only use this recalculation when it matches the lender’s actual assumed P&I; unrecast extra-principal payments can make it differ.
Step 2: Cash and optional gap financing
Enter assumption/transaction fees paid in cash and cash available. Enter optional supplemental-loan principal, rate and months only when such financing is permitted; this calculator does not determine permission or lien eligibility.
Calculate, compare and request a review
Choose Calculate to see your estimate. Change one assumption at a time and calculate again. Contact information is optional. Use the review form or Text a Question when you need help verifying the inputs.
How the Calculator Works
Equity gap=price−assumed principal. Cash need=max(0,gap+cash fees−supplemental loan). Cash shortfall=max(0,cash need−available cash). P&I is calculated separately for assumed and supplemental balances.
Example calculation
Hypothetical example, not an available loan offer. $400,000 price minus $250,000 assumed principal creates a $150,000 equity gap before fees.
How to interpret your results
A low assumed rate can still require substantial cash to pay the seller’s equity. Approval, liability release, VA entitlement substitution and supplemental lien permission require review.
Assumptions and factors that change the result
Fixed amortizing assumption only; assumed principal cannot exceed price. No automatic assumption availability, seller liability release, VA entitlement restoration, fee cap, secondary financing approval or MI.
Frequently asked questions
Does an assumable rate eliminate the seller’s equity gap?
No. The gap between price and assumed principal still needs funding. Assumption approval, supplemental financing permission, liability release and any VA entitlement consequences must be reviewed separately.
Do these results mean I am approved?
No. The tool calculates the entered scenario. Documentation, property eligibility, program rules and lender review remain separate.
What should I do when an input is uncertain?
Use a documented quote or clearly labeled planning assumption. Change one input at a time, calculate again, and request a review before relying on it.
