How to Use the Closing Cost Calculator

Step 1: Loan and transaction fees

Enter loan principal, quoted points as a percentage, lender fees, third-party fees, title/settlement fees and recording/transfer charges. Include each item once.

Step 2: Prepaids, escrows and credits

Enter prepaid interest, initial insurance, escrow funding and other charges. Only enter credits already confirmed eligible for these charges; the tool does not validate seller-concession limits.

Calculate, compare and request a review

Choose Calculate to see your estimate. Change one assumption at a time and calculate again. Contact information is optional. Use the review form or Text a Question when you need help verifying the inputs.

How the Calculator Works

Point cost=loan×points/100. Fees=sum of point cost and entered transaction fees. Prepaids=sum of entered interest, premium and escrows. Gross=fees+prepaids+other. Applied credits=min(credits, gross); net=gross−applied credits.

Example calculation

Hypothetical example, not an available loan offer. A $300,000 loan with one point has $3,000 of point cost before other charges.

How to interpret your results

Prepaids and escrow deposits affect closing cash but differ from nonrefundable transaction fees. Credits beyond modeled charges are flagged rather than paid to you.

Assumptions and factors that change the result

No fee schedule, credit eligibility, APR, down payment or title premium is inferred; exact charges require a Loan Estimate or Closing Disclosure.

Frequently asked questions

Why are prepaids separate from transaction fees?

Prepaids and escrow deposits fund items such as interest, insurance and future taxes. They affect closing cash but are different from fees charged to complete the transaction.

Do these results mean I am approved?

No. The tool calculates the entered scenario. Documentation, property eligibility, program rules and lender review remain separate.

What should I do when an input is uncertain?

Use a documented quote or clearly labeled planning assumption. Change one input at a time, calculate again, and request a review before relying on it.
