How to Use the Home Equity Calculator

Step 1: Value and debt

Enter estimated property value and balances of every outstanding lien.

Step 2: Borrowing scenario

Enter verified combined-LTV ceiling and costs that would reduce usable proceeds. This models collateral headroom, not an available offer.

Calculate, compare and request a review

Choose Calculate to see your estimate. Change one assumption at a time and calculate again. Contact information is optional. Use the review form or Text a Question when you need help verifying the inputs.

How the Calculator Works

Equity=value−liens; headroom=max(0,value×entered ceiling−liens); estimated net=headroom−costs. Negative equity and negative net cost results are retained.

Example calculation

Hypothetical example, not an available loan offer. $500,000 value less $300,000 liens gives $200,000 equity; an80% ceiling gives $100,000 gross borrowing headroom.

How to interpret your results

Equity and accessible cash are different. Appraisal, legal lien type, income, credit and lender rules determine whether any headroom can be borrowed.

Assumptions and factors that change the result

No automatic Texas/lender ceiling, approved credit line, cash-out seasoning or fee schedule. Value must be positive.

Frequently asked questions

Is equity the same as cash available to withdraw?

No. Equity is estimated value less outstanding balances. Borrowable headroom uses a separate entered lien ceiling and can be much smaller; actual access requires an approved transaction.

Do these results mean I am approved?

No. The tool calculates the entered scenario. Documentation, property eligibility, program rules and lender review remain separate.

What should I do when an input is uncertain?

Use a documented quote or clearly labeled planning assumption. Change one input at a time, calculate again, and request a review before relying on it.
