How to Use the Student Loan Mortgage Planning Calculator
Step 1: Mortgage planning amounts
Enter gross monthly income accepted for this scenario, housing expense and other debt payments excluding the student loan.
Step 2: Student-loan treatment
Enter the payment actually paid and the separate qualifying payment supported by the lender’s program and documentation. Deferment, IDR and zero-payment treatment vary; this tool does not substitute a universal balance percentage.
Calculate, compare and request a review
Choose Calculate to see your estimate. Change one assumption at a time and calculate again. Contact information is optional. Use the review form or Text a Question when you need help verifying the inputs.
How the Calculator Works
Underwriting-scenario DTI=(housing+other debt+entered qualifying student payment)/income×100. Cash-payment ratio substitutes the actual payment. Income needed at the entered target=(housing+other debt+qualifying payment)/(target/100).
Example calculation
Hypothetical example, not an available loan offer. With $8,000 income and $3,600 total modeled obligations, DTI is45%; a deferred payment is not automatically counted as0.
How to interpret your results
Actual cash payment and mortgage qualifying obligation can differ. Obtain the correct program treatment from documentation before interpreting DTI.
Assumptions and factors that change the result
No automatic agency balance percentage, repayment-plan eligibility, loan forgiveness, deferment exclusion or approval target.
Frequently asked questions
Does a zero payment on my statement always mean zero for mortgage DTI?
No. The applicable program and documentation can require a different qualifying payment. Enter the lender-supported amount separately from the cash payment you actually make.
Do these results mean I am approved?
No. The tool calculates the entered scenario. Documentation, property eligibility, program rules and lender review remain separate.
What should I do when an input is uncertain?
Use a documented quote or clearly labeled planning assumption. Change one input at a time, calculate again, and request a review before relying on it.
