How to Use the Schedule E Rental Income Calculator
Step 1: Tax-return rental result
Enter annual net rental profit/loss for one property and the months of documented in-service operation selected by the lender. Enter reviewed depreciation, mortgage interest, taxes, insurance and HOA expenses included in that tax result.
Step 2: Current housing expense
Enter full current monthly PITIA and other lender-counted property obligations. The model restores tax-return housing expenses before subtracting the current obligation, avoiding double counting.
Calculate, compare and request a review
Choose Calculate to see your estimate. Change one assumption at a time and calculate again. Contact information is optional. Use the review form or Text a Question when you need help verifying the inputs.
How the Calculator Works
Adjusted period rental=reported net+reviewed depreciation+deducted interest+taxes+insurance+HOA. Monthly before housing=adjusted/entered in-service months. Modeled net/loss=subtract current monthly PITIA/other counted debt once.
Example calculation
Hypothetical example, not an available loan offer. Reported loss−$5,000 plus $20,000 reviewed adjustments over12months equals $1,250 before current PITIA. A $1,500 obligation produces−$250 monthly.
How to interpret your results
A positive worksheet result may still be limited to offsetting PITIA depending on the property/borrower history and program. Loss treatment also requires review.
Assumptions and factors that change the result
One property, no automatic add-back approval, management-history determination, day-to-month conversion, lease75% method or AUS data-entry instructions. Monthly obligation must include all applicable liens.
Frequently asked questions
Why is the current property payment deducted separately?
The worksheet restores selected reviewed financing and property-cost items from reported net income, then subtracts current PITIA once. Duplicating that deduction understates the modeled cash flow.
Do these results mean I am approved?
No. The tool calculates the entered scenario. Documentation, property eligibility, program rules and lender review remain separate.
What should I do when an input is uncertain?
Use a documented quote or clearly labeled planning assumption. Change one input at a time, calculate again, and request a review before relying on it.
