How to Use the Schedule C Income Calculator
Step 1: Annual Schedule C result
Enter one full year’s net profit or loss. This tool does not automatically choose a one-year or two-year underwriting period.
Step 2: Reviewed cash-flow adjustments
Enter only adjustments supported by the applicable lender analysis. Noncash deductions, business-use-of-home expense and nonrecurring expenses may receive different treatment; each entered addition must already have been reviewed. Enter nonrecurring income and meals/other required reductions separately. Do not add anything twice.
Calculate, compare and request a review
Choose Calculate to see your estimate. Change one assumption at a time and calculate again. Contact information is optional. Use the review form or Text a Question when you need help verifying the inputs.
How the Calculator Works
Adjusted annual=Schedule C profit/loss+reviewed noncash additions+reviewed home-use adjustment+reviewed nonrecurring expenses−nonrecurring income−required reductions. Monthly equivalent=adjusted annual/12.
Example calculation
Hypothetical example, not an available loan offer. $60,000 net profit plus $12,000 supported adjustments minus $3,000 required reductions gives $69,000 annually, or $5,750 monthly.
How to interpret your results
This itemized worksheet is not a completed agency cash-flow analysis. Prior years, current trends and the business’s ability to continue earnings can change usable income.
Assumptions and factors that change the result
One full annual period, no automatic add-back eligibility or averaging selection. Negative profits/adjusted amounts are retained. Tax filing and mortgage treatment can differ.
Frequently asked questions
Can I automatically add back every expense?
No. Only reviewed adjustments supported by the applicable analysis should be entered. The worksheet is a single-period mathematical model, not a complete self-employed underwriting decision.
Do these results mean I am approved?
No. The tool calculates the entered scenario. Documentation, property eligibility, program rules and lender review remain separate.
What should I do when an input is uncertain?
Use a documented quote or clearly labeled planning assumption. Change one input at a time, calculate again, and request a review before relying on it.
