How to Use the Rental Property Cash Flow Calculator
Step 1: Rental income
Enter gross monthly rent, other monthly income and a vacancy assumption. Vacancy is applied to rent only.
Step 2: Operating costs
Enter monthly taxes, insurance, HOA and other operating costs. Management and ordinary maintenance are percentages of effective rent. Enter replacement reserves separately; they reduce cash flow but are excluded from the NOI metric.
Step 3: Debt service
Enter monthly P&I only, excluding taxes/insurance already entered above.
Calculate, compare and request a review
Choose Calculate to see your estimate. Change one assumption at a time and calculate again. Contact information is optional. Use the review form or Text a Question when you need help verifying the inputs.
How the Calculator Works
Effective rent=rent×(1−vacancy%); effective income adds other income. Operating costs=taxes+insurance+HOA+other+(management%+maintenance%)×effective rent. NOI=effective income−operating costs. Cash flow=NOI−P&I−replacement reserve. NOI DSCR=NOI/P&I when debt service>0.
Example calculation
Hypothetical example, not an available loan offer. Rent $3,000 minus $150 vacancy, $850 operating costs, $1,500 P&I and $100 reserves gives $400 monthly cash flow.
How to interpret your results
NOI DSCR here differs from residential DSCR based on qualifying gross rent divided by PITIA. Replacement reserves and actual timing can change spendable cash.
Assumptions and factors that change the result
Assumed steady monthly operations; no income tax, depreciation, capital-gain tax or lender-accepted rent determination. Avoid double-counting taxes/insurance in P&I.
Frequently asked questions
Why are replacement reserves deducted after NOI?
This model excludes the entered replacement reserve from NOI and deducts it when estimating cash flow. A lender or investor may define these measures differently; match the method before comparing ratios.
Do these results mean I am approved?
No. The tool calculates the entered scenario. Documentation, property eligibility, program rules and lender review remain separate.
What should I do when an input is uncertain?
Use a documented quote or clearly labeled planning assumption. Change one input at a time, calculate again, and request a review before relying on it.
