How to Use the K-1 and Pass-Through Income Calculator
Step 1: Business income basis
Enter annual ordinary business income or loss and signed reviewed adjustments. Choose whether these are entire-business return amounts or K-1 amounts already attributed to you. Ownership applies only to entire-business values.
Step 2: Wages and distributions
Enter separate annual owner W-2 wages that are not included in the entered ordinary result. Enter annual cash distributions for comparison; distributions are not added as a second income stream.
Calculate, compare and request a review
Choose Calculate to see your estimate. Change one assumption at a time and calculate again. Contact information is optional. Use the review form or Text a Question when you need help verifying the inputs.
How the Calculator Works
Adjusted ordinary=income+signed adjustments. Whole-business mode multiplies by ownership%; K-1 share mode does not reallocate. Monthly equivalent=(attributed ordinary+separate W-2 wages)/12. Distributions are compared with positive ordinary earnings but not added again.
Example calculation
Hypothetical example, not an available loan offer. K-1 ordinary income $60,000 already reflects the borrower’s share; it remains $60,000 even if ownership is50%.
How to interpret your results
K-1 earnings and cash access are different. The lender must verify distributions or adequate business liquidity, stability and the correct entity-level analysis.
Assumptions and factors that change the result
Not a complete1065/1120S cash-flow analysis; no liquidity approval, business debt adjustment, income continuance or K-1 cash-access determination. Avoid double-counting wages already included.
Frequently asked questions
Should I add distributions to ordinary business income?
Not automatically. Distributions are shown as a separate comparison and are not added again to modeled income. Also confirm whether the ordinary-income figure is a whole-business total or already your allocated share.
Do these results mean I am approved?
No. The tool calculates the entered scenario. Documentation, property eligibility, program rules and lender review remain separate.
What should I do when an input is uncertain?
Use a documented quote or clearly labeled planning assumption. Change one input at a time, calculate again, and request a review before relying on it.
