How to Use the Bank Statement Income Calculator
Step 1: Statement period and deposits
Enter complete months and total deposits for that exact period. Enter transfers, duplicate deposits, borrowed funds and other non-income deposits to exclude, as reviewed by the lender. Avoid uploading account statements or account numbers into this tool.
Step 2: Expense and ownership assumptions
Enter the applicable lender-reviewed expense percentage and any additional expense dollars not covered by it. Enter your income attribution percentage; use100% when deposits already represent your attributed share. Do not apply a second haircut or ownership allocation automatically.
Calculate, compare and request a review
Choose Calculate to see your estimate. Change one assumption at a time and calculate again. Contact information is optional. Use the review form or Text a Question when you need help verifying the inputs.
How the Calculator Works
Eligible deposits=deposits−excluded deposits; expenses=eligible×entered expense%+additional expenses; net=eligible−expenses; attributed=net×attribution%; monthly=attributed/months. Additional expenses must not duplicate the percentage deduction.
Example calculation
Hypothetical example, not an available loan offer. $240,000 eligible deposits over12months with a reviewed40% expense assumption and100% attribution produce $12,000 monthly before any further lender adjustments.
How to interpret your results
This is a lender-assumption worksheet, not bank-statement underwriting. Deposit sourcing, business history, permitted account types and stability require review.
Assumptions and factors that change the result
No automatic expense factor, personal/business account treatment, eligible-deposit determination, ownership allocation or income approval. Negative net income is preserved.
Frequently asked questions
Do all bank deposits count as income?
No. Transfers, borrowed funds and other ineligible deposits may need exclusion. Expenses and attribution also require review. Enter reviewed totals; the tool cannot classify transactions or select a lender policy.
Do these results mean I am approved?
No. The tool calculates the entered scenario. Documentation, property eligibility, program rules and lender review remain separate.
What should I do when an input is uncertain?
Use a documented quote or clearly labeled planning assumption. Change one input at a time, calculate again, and request a review before relying on it.
