How to Use the Nontaxable Income Gross-Up Calculator

Step 1: Monthly income amounts

Enter taxable income and only the amount verified nontaxable for the applicable mortgage analysis. Do not assume all Social Security or benefit income is tax-free.

Step 2: Supported gross-up assumption

Enter the percentage supported by the applicable program and documentation. This tool does not select a universal gross-up rate or increase the cash you receive.

Calculate, compare and request a review

Choose Calculate to see your estimate. Change one assumption at a time and calculate again. Contact information is optional. Use the review form or Text a Question when you need help verifying the inputs.

How the Calculator Works

Addition=confirmed nontaxable income×supported gross-up percentage. Adjusted portion=nontaxable+addition. Modeled income=taxable+adjusted portion. Actual income=taxable+nontaxable.

Example calculation

Hypothetical example, not an available loan offer. If a program supports25% on $2,000 verified nontaxable income, the modeled addition is $500; cash received is still $2,000.

How to interpret your results

Gross-up is an underwriting representation, not extra cash. Program rules and benefit taxability must be confirmed before using the result.

Assumptions and factors that change the result

User-entered program percentage only; no automated FHA/VA/Fannie/Freddie/USDA treatment, benefit eligibility or tax determination.

Frequently asked questions

Does gross-up increase what I actually receive?

No. It is a modeled underwriting adjustment to confirmed nontaxable income. Actual cash received remains the entered taxable plus nontaxable amounts.

Do these results mean I am approved?

No. The tool calculates the entered scenario. Documentation, property eligibility, program rules and lender review remain separate.

What should I do when an input is uncertain?

Use a documented quote or clearly labeled planning assumption. Change one input at a time, calculate again, and request a review before relying on it.
