Gross qualifying rent ÷ PITIA is used for DSCR, not commercial NOI ÷ debt service. All existing liens are paid off. Lender credit, seasoning, property, cash-out caps and reserves are not automatically validated. Interest-only mode excludes later amortization or balloon payments. Negative cash flow can occur even when DSCR exceeds 1.00.

How to Use the DSCR Cash-Out Refinance Calculator
Step 1: Rental property and loan assumptions
Enter the value the lender would accept for this refinance, qualifying monthly rent, the LTV ceiling and DSCR target you want to test. Seasoning can change the eligible value. Enter the hypothetical rate and term. Choose fully amortizing or interest-only. Leave the test-loan field at 0 to size the loan from your assumptions, or enter a positive loan amount to test it. An optional loan cap is separate from the LTV limit.
Step 2: Property costs and rental cash flow
Enter annual property taxes and hazard insurance, monthly flood insurance and HOA dues. Enter actual expected monthly rent for the cash-flow estimate; this may differ from lender qualifying rent. Add monthly management, maintenance, vacancy and repair allowances in operating costs. Do not include taxes, insurance, HOA or mortgage payments in operating costs because those are already counted. If your rent already reflects vacancy losses, do not deduct the same losses again in operating allowances.
Step 3: Payoffs and refinance deductions
Enter the total payoff of every lien being retired, including accrued interest and payoff fees. Enter the old loan prepayment penalty separately only if it is not already in the payoff. Enter other closing costs, prepaids and initial escrow deposits, excluding points, the separate penalty and lender-withheld funds. Points are calculated as a percentage of the new loan. Enter only amounts actually withheld from proceeds as lender-held funds; documented asset reserves are not automatically a closing deduction.
Step 4: Plan the next investment purchase
Choose how much of positive refinance cash you want to keep liquid. Enter the next property price, assumed down payment percentage, and total additional purchase cash for closing costs, repairs and reserves. The result compares those needs with refinance cash alone. It does not qualify the next property or count existing savings. If no next property is selected, the next down payment may remain 0; no purchase-price budget is shown until you enter a positive percentage.

How the Calculator Works
Monthly non-loan housing cost = annual taxes / 12 + annual property insurance / 12 + monthly flood insurance + monthly HOA. PITIA = modeled mortgage payment + those costs. DSCR = qualifying monthly rent / PITIA. Rent-supported loan = max(0, rent / DSCR target − monthly non-loan housing cost) / payment per dollar. The modeled ceiling is the smaller of that amount, value × LTV ceiling, and any positive loan-size cap, rounded down to cents. Net settlement cash = loan − all entered payoffs − other costs − points × loan / 100 − penalty − withheld funds. Cash to you = max(0, net); cash in = max(0, −net). Next-purchase funds = max(0, cash to you − retained cash). Purchase-price budget = max(0, next-purchase funds − next costs) / (down payment percentage / 100).
Example calculation
Hypothetical arithmetic example, not a rate offer: $400,000 value and a 75% LTV assumption give a $300,000 value ceiling. With $3,000 qualifying rent, a 1.20 target, a 0% fully amortizing test rate over 360 months, and $600 monthly non-loan housing costs, rent supports $684,000, so value limits the loan to $300,000. A $200,000 payoff, $5,000 other costs, 1 point ($3,000), and $2,000 penalty leave $90,000. Keeping $10,000 liquid leaves $80,000. A $300,000 next purchase at 25% down plus $8,000 additional costs needs $83,000: a $3,000 gap. The zero rate is used only to make the example independently checkable.
How to interpret your results
Cash to you is borrowed money secured by the rental, not profit or newly created equity. Read the entered-limit warning before relying on a test loan. DSCR uses qualifying rent; cash flow uses separately entered expected collected rent and operating allowances. A DSCR above 1.00 does not by itself show positive investment cash flow. The next property requires its own financing and property review.
Assumptions and factors that change the result
Constant fixed rate and property costs. Initial interest-only payment is shown only when selected; no later recast is modeled. No universal DSCR, LTV, minimum loan, maximum cash-out, credit, occupancy, rent haircut, reserve or seasoning requirement is assumed. Use lender-accepted value and rent. No subordinate lien remains. Cash-out proceeds may not satisfy a lender’s separate reserve-source rules. Funds required for both transactions must be reviewed without counting the same dollars twice. No automatic credits, future appreciation, tax effects, legal classification or eligibility determination.
Frequently asked questions
Is 80% cash-out or a 1.00 DSCR available to everyone?
No. LTV, DSCR treatment, loan size, credit, property type, ownership history and other conditions vary by lender and transaction. Enter the assumptions you want to test and have them reviewed.
Does the calculator use NOI?
No. It uses lender qualifying gross monthly rent divided by modeled PITIA. A commercial NOI-to-debt-service calculation deducts operating expenses in its numerator and is a different methodology. This tool separately estimates cash flow using expected collected rent less PITIA and the other operating costs you enter.
Can I refinance a recent purchase or completed renovation?
That needs lender review. Seasoning, documented improvements, eligible value and delayed-financing rules may change the amount available. The calculator does not treat your appraisal or renovation cost as automatically eligible.
Are lender reserves a fee?
Not necessarily. Assets a lender requires you to document may remain yours and may not be deducted at closing. Enter only actual withheld funds as closing deductions. Separately reserve the liquidity you intend to keep. Verify whether refinance proceeds can satisfy reserve requirements.
Does this approve the next property?
No. The next-property section compares cash requirements with modeled refinance proceeds. It does not test that property’s DSCR, loan approval, rate, appraisal, or your remaining liquidity.
What if I want a loan larger than the modeled ceiling?
Enter it in the specific-loan field. The calculator will show its payment, DSCR, proceeds and excess above the limits you entered, with an explicit warning.
Can the calculator handle a lien that stays in place?
No. It assumes every existing lien is paid off. Remaining subordinate debt requires separate CLTV and payment treatment.
How do I compare interest-only with amortizing payments?
Select the payment basis and recalculate with the same assumptions. Interest-only mode shows the initial payment only. Some lenders qualify on another payment basis, and future amortization can materially increase the payment.
