Calculator estimates are educational. A real mortgage professional can review your circumstances, documentation and lender requirements. A scenario review is not a loan approval or a guarantee of terms.

How to Use the BRRRR Calculator
Step 1: Purchase and renovation
Enter acquisition price, cash renovation, acquisition costs and holding expenses. Enter bridge/acquisition principal actually funded, excluding unused commitments. Interest/fees belong in costs; principal repayment belongs in the payoff.
Step 2: Refinance
Enter after-repair value, lender-verified refinance LTV, actual debt payoff and refinance costs. This is a collateral estimate; DSCR, seasoning and eligible cost-basis constraints remain external.
Step 3: Stabilized operations
Enter annual NOI, monthly replacement reserves, new fixed rate and term.
Calculate, compare and request a review
Choose Calculate to see your estimate. Change one assumption at a time and calculate again. Contact information is optional. Use the review form or Text a Question when you need help verifying the inputs.
How the Calculator Works
Initial cash=price+rehab+acquisition costs+holding costs−acquisition funding. New loan=ARV×LTV%. Net refinance proceeds=new loan−payoff−refi costs. Cash left=initial cash−net proceeds. Monthly cash flow=NOI/12−new P&I−reserves. Return ratio is undefined if cash left≤0, avoiding an “infinite return” claim.
Example calculation
Hypothetical example, not an available loan offer. ARV $300,000 at75% LTV models a $225,000 refinance before lender cost-basis/DSCR limits.
How to interpret your results
Negative cash left means modeled proceeds exceed cash invested; it does not establish that cash-out is allowed. Check credit, seasoning, appraisal and DSCR before acquisition.
Assumptions and factors that change the result
No automatic lender LTV, seasoning, draw funding, refinance availability, ARV guarantee or tax basis. Initial funded principal cannot exceed total acquisition/rehab/cost uses.
Frequently asked questions
Why does cash-on-cash become unavailable if no cash remains invested?
A cash-on-cash ratio needs a positive invested-cash denominator. Zero or negative cash left in the project does not produce a meaningful infinite-return percentage.
Do these results mean I am approved?
No. The tool calculates the entered scenario. Documentation, property eligibility, program rules and lender review remain separate.
What should I do when an input is uncertain?
Use a documented quote or clearly labeled planning assumption. Change one input at a time, calculate again, and request a review before relying on it.
