DSCR compares monthly rent with the property’s monthly mortgage obligation. A ratio of 1.00x means the amounts are equal.
- Qualifying rent used
- Loan amount
- Mortgage payment
- Property taxes
- Property insurance
- Flood insurance
- HOA / association dues
- Other housing obligations
- Monthly property obligation (PITIA)
- Estimated LTV
- Rent less PITIA (before operating costs)

Compare payment structures and rent
Interest only compares the initial interest payment at the same entered rate. It is not a full-term cost comparison or a lender qualifying payment.
Lender requirements vary. DSCR alone does not determine approval or pricing. Credit, LTV, reserves, rent documentation, property type and loan structure also matter. Gross rent less PITIA is not net profit; operating expenses and vacancy are excluded.

Educational estimates only. The entered rate is hypothetical and is not a rate quote. Results are not a loan offer, approval or commitment to lend. Actual qualifying rent, payment, DSCR, pricing, reserves and terms depend on documentation, appraisal, lender guidelines and underwriting. Payments assume the entered rate and expenses remain unchanged; future taxes, insurance, rates or payments may differ. APR and closing costs are not calculated. 210 Mortgage • Tyler Krug NMLS #219381 • Mortgage loans originated through My Community Mortgage, LLC NMLS #2408499 • Equal Housing Lender. How to Use the DSCR Calculator
This calculator estimates how your rental property’s monthly rent compares with its mortgage payment, property taxes, insurance and association dues. You do not need to provide contact information to see your results.
Step 1: Enter the property and loan details
Under How would you like to enter the loan?, choose:
- Purchase price and down payment if you are buying a property. Enter the purchase price and the percentage you plan to put down. The calculator determines the loan amount.
- Enter my loan amount / refinance if you already know how much you plan to borrow. You can also enter the estimated property value to calculate your loan-to-value ratio.
For example, a $400,000 purchase with 25% down produces a $300,000 loan amount. Closing costs are separate from the down payment.
Step 2: Enter an interest rate and loan term
Enter the interest rate you want to test, then select the loan term.
The entered rate is a hypothetical assumption for your calculation. It is not a rate quote or an advertised 210 Mortgage rate.
Under Mortgage payment type, choose:
- Regular payment to include both principal and interest.
- Interest only to model the initial interest-only payment.
Interest-only results do not show the later payment when principal payments begin. A lender may also use a different payment when evaluating the loan.
Step 3: Enter the monthly rent
Under Which rent amount should we use?, select either expected/current rent or estimated market rent.
Enter rent before subtracting expenses. For a property with multiple rental units, enter the combined monthly rent for the property being financed.
If you enter both rent amounts, the comparison section will show how each affects DSCR. The calculator does not decide which amount a lender will accept.
For a short-term rental, use the monthly qualifying rent figure you want to model. Lender requirements may differ from your projected booking revenue.
Step 4: Enter taxes, insurance and association dues
First choose whether your tax and insurance amounts are annual or monthly. Then enter:
- Property taxes
- Property insurance
- Flood insurance, if applicable
For example, if property taxes are $6,000 per year, select Annual amounts and enter 6,000. If you select Monthly amounts, enter 500 instead.
HOA dues and other housing obligations are always entered as monthly amounts. Enter $0 when an expense does not apply.
Use an investment-property tax estimate. Do not assume the seller’s homestead exemption will apply to your rental property.
Step 5: Choose a coverage target
The coverage target estimates the loan amount that the entered rent could support under your assumptions.
For example, 1.25x means the rent equals 125% of the modeled monthly property obligation.
You can compare 1.00x, 1.10x, 1.20x and 1.25x targets. These are mathematical comparison points, not universal lender approval requirements.
Step 6: Select Calculate DSCR
Review these results:
- Estimated DSCR: Monthly rent divided by the modeled monthly property obligation.
- Mortgage payment: Principal and interest, or the initial interest-only payment.
- PITIA: The mortgage payment plus entered taxes, insurance, association dues and other housing obligations.
- Estimated LTV: The loan amount divided by the entered property price or value.
- Required rent: The monthly rent needed to reach each displayed coverage target.
- Supported loan amount: A mathematical estimate based on the selected target, rent, expenses, rate and payment structure.
A 1.00x DSCR means rent equals the modeled housing obligation. Above 1.00x, rent exceeds it. Below 1.00x, rent is less than it.
This calculation excludes vacancy, maintenance, management and other operating costs, so rent exceeding PITIA does not necessarily mean the property is profitable.
Step 7: Compare scenarios or request a review
Change the down payment, loan amount, rate or rent, then select Calculate DSCR again.
If you want help evaluating the property, select Review My DSCR Scenario. You can choose whether to include your calculator inputs and results with your request.
The calculator estimates the numbers; it does not determine loan approval. Actual eligibility depends on the lender’s treatment of rent and payments, along with credit, reserves, LTV, property eligibility and other requirements.
