How to Use the Short-Term Rental Calculator
Step 1: Bookings
Enter available nights per month after owner use, occupancy percentage and average nightly rate. Enter net cleaning/other revenue only after pass-through costs, so it is not counted twice.
Step 2: Operations and financing
Enter variable operating expense percentage of lodging revenue, fixed operating expenses excluding taxes/insurance/HOA, monthly P&I and monthly taxes/insurance/HOA. Enter replacement reserves separately.
Step 3: Qualifying-income assumption
Enter the percentage of modeled gross lodging revenue accepted for a hypothetical rent/PITIA calculation only if a lender supports it. Platform forecasts and actual booking revenue are not automatically qualifying rent.
Calculate, compare and request a review
Choose Calculate to see your estimate. Change one assumption at a time and calculate again. Contact information is optional. Use the review form or Text a Question when you need help verifying the inputs.
How the Calculator Works
Gross lodging=nights×occupancy%×nightly rate. NOI=gross+net other revenue−variable%×gross−fixed costs−taxes/insurance/HOA. Cash flow=NOI−P&I−reserves. Separate hypothetical rent/PITIA ratio uses gross×accepted% divided by P&I+TIA. NOI/P&I is a different definition.
Example calculation
Hypothetical example, not an available loan offer. 20available nights at75% occupancy and $200 per night produce $3,000 lodging revenue before costs.
How to interpret your results
Operating profitability and lender DSCR are separate. Do not treat a forecast-based ratio as a qualifying rent determination.
Assumptions and factors that change the result
No local STR legality, platform demand forecast, lender rent-source approval, occupancy restriction or universal accepted-income percentage. Replacement reserves excluded from NOI but deducted from cash flow.
Frequently asked questions
Is occupancy alone enough to determine qualifying DSCR income?
No. The tool estimates operating revenue and cash flow from your assumptions. Lenders may require different rental documentation, eligibility rules and methods for short-term-rental qualifying income.
Do these results mean I am approved?
No. The tool calculates the entered scenario. Documentation, property eligibility, program rules and lender review remain separate.
What should I do when an input is uncertain?
Use a documented quote or clearly labeled planning assumption. Change one input at a time, calculate again, and request a review before relying on it.
